We purchase older homes (Vancouver Specials) on lots that are zoned for two single family homes.

Once we take possession and get approved demo permits we will begin to demo the house.

TWO

Once we get the building permit our build team will start to construct two (Duplexes) single family modern homes.

During construction our online marketing team will start to pre-market the homes. If the homes are not pre-sold during construction, then upon the completion of the homes we will put them on the market for sale.

At M8TRIX5 we don’t just build houses.

We build homes that last a lifetime. Homes where memories are made of. For us to achieve this our homes are built with light steel studs/frames or wood. The benefits of steel is very well known in the commercial space and we’re bringing this into our residential builds. However, we will concluded our options based on material price prior to construction.

The objective of the home build and design is to generate the maximum sale price without sacrificing style and design.

The home design plans we have selected achieves this. All our homes come with a 2, 5 or 10 year warranty.

The timeline is dependent on how backed up our financial partners are.

 

Plans, Permit and City Approval - 4 to 8 months

The timeline is dependent on how backed up the city is with other applications in the queue.

 

Construction and Build - 8 to 10 months

The timeline is dependent on all materials and trades availability.

 

From start to finish the estimated timeline of completion will range between10 to18 months.

$800K to 1.2mil soft and hard cost to build
